The Challenges
A fast-tracked factory construction project with complex structural design, the project faced multiple issues such as limited site access and restricted crane operation hours. Having major design changes also gave rise to serious delays in precast production and structural works. Having no realistic construction schedule in hand, site sequence became uncontrolled and many key issues were not expored. Project completion date became uncertain and there was an immediate need for a working strategy with collective effort in recovering the project.

After adopting Lean PlanDo in the project, the project team as a whole gained the following benefits; improvement in weekly plan and commitment reliability, more realistic and reduced cycle times of construction works, avoided loss of reputation due to project delay, gained knowledge on project cost/planning to improve on future projects, streamline processes and united project team, prevented additional rework effort and cost.

Through Integrated Lean Project Delivery (ILPD) and collective team efforts, a realistic master program with anticipated challenges, analysed time and cost impacts, possible strategy options, team alignment and collective milestones were set. With this master program, the team actively performed forward planning of construction works through weekly lookahead planning sessions, monitored the project closely realtime through Lean PlanDo for everyone to have the latest information for full alignment and instant decision making. Lean PlanDo mobile apps allowed the daily progress update for the site team and every delay reason or technical/site issues were captured clearly in detail. Finally, weekly project review and re-planning together with monthly project analysis feedback were carried out using the data captured in Lean PlanDo Insights for continual improvement.
